How to get great results in a changing market
24 July 2026
Markets move. Interest rates shift, buyer numbers rise and fall, and the headlines change their minds every few weeks. What does not change is what gets a home sold well: preparation, presentation, honest advice and an agent with the skill and hunger to see it through.
If you are thinking about selling in Altona, Altona North, Altona Meadows, Seaholme, Newport or Williamstown, this is how we approach a market that is harder to read.
Preparation comes first
The work that decides a result is mostly done before a buyer walks through the door. It starts with a clear look at the home as buyers will see it, and a plan for what is worth doing and what is not.
Some improvements add value. Others cost money and change nothing. A good agent tells you which is which. Paintwork, repairs, gardens, lighting and styling all shape the first impression, and the first impression shapes the offer.
Preparation also means timing. Knowing when to launch, how long to run the campaign and what the local calendar looks like gives your home the best chance of meeting the right buyers at the right moment.
Choose an agent who is active in your suburb
In a quieter market, local activity matters more than ever. The agent you choose should be selling homes in your suburb, right now, across every price point.
That matters for three reasons:
- They know today's buyers, not last year's. They speak with them every week and understand what they are paying for and what they are walking away from.
- They have a current database of people looking, which can bring a buyer to your home before it is ever advertised.
- Their price advice is grounded in real, recent results in your street and suburb, not in hope.
Ask any agent you are considering how many homes they have sold in your area recently, and at what price points. The answer tells you a lot.
Honest numbers, from the start
The fastest way to a disappointing result is an inflated price estimate. It can be tempting to choose the agent who quotes the highest number, but a figure that is not grounded in the market usually leads to a longer campaign, a price reduction and a large marketing bill with little to show for it.
Our approach is simple. We are honest and upfront. If the price is not there, we will tell you. If there is a chance to achieve something special, we know how to make it happen, and we will tell you exactly how.
Straight answers at the start mean no surprises at the end.
Presentation and marketing that reach the right buyers
With fewer buyers in the marketplace, each one counts. Every campaign needs to stand out and reach the people most likely to buy, not simply the most people.
That means exceptional photography and film, a clear and considered description, and a digital campaign that puts your home in front of qualified buyers. It also means an agent who follows up every enquiry, every inspection and every conversation, because in a slower market the buyer who is not followed up is often the buyer who would have paid the most.
The right method for your home and the moment
There is no single right way to sell. The best method depends on the property, the market and what matters most to you. Our team is experienced in all of them:
- Pre Market. Offering your home quietly to buyers we already know are looking, before it is advertised. Useful for privacy, and for testing the price with genuine buyers.
- Private sale. A set asking price and negotiation over time. It suits many homes and gives buyers room to act when they are ready.
- Expressions of Interest. Buyers submit their best offer by a set date. Well suited to unique or high-demand homes where the price is hard to pin down.
- Auction. A defined campaign and a public contest on the day. When the competition is there, auction can create urgency and a strong result.
We will talk you through the options, recommend the method we believe will serve you best, and explain why. Then we deliver it with precision.
The right team
Selling a home is a team effort. The agent leads, but the result depends on everyone around them: photographers, stylists, tradespeople, the administration behind the scenes, and the people who answer the phone when buyers call.
Choose a team that communicates clearly, keeps you informed without you having to ask, and treats your sale with the care it deserves. The experience matters as much as the outcome, for you and for the buyers who will one day call your home theirs.
Questions we are often asked
Is now a bad time to sell?
Not necessarily. Every market has buyers. With fewer of them, preparation, pricing and the skill of your agent carry more weight. We can tell you honestly how your home is likely to perform now.
How do I know if a price estimate is realistic?
Ask for the evidence: recent sales in your suburb, at similar price points, that the agent has been part of. A realistic estimate is backed by results, not optimism.
Which sale method is best for my home?
It depends on your home, the market and your priorities. We will recommend the method we believe suits you best and explain the reasoning, so you can decide with confidence.
